This project was requested by a client initially due to some water damage from a leaking roof. The property was a C18 grade II listed building that had been converted to apartments, so this involved working with the maintenance company as well as the owner of the apartment.

Tiles and flashing and a flat roof were all found to be in a poor state. The gulley to drain the flat roof had a poorly conceived diy fix applied by the renovator of the building, so that was immediately fixed to help drain the roof, while we arranged with the maintenance company for the building to have a suitably qualified roofer to do the specialist work replacing the flat roof system and addressing broken and missing tiles.

Hallway ceiling and walls restored

Internally, we had to knock back the section of damaged ceiling plaster to keep the lath underneath intact, so we could restore the section using traditional (lime based) plaster. While doing this the client also asked if we could fix the walls in the stairwell as these were in a poor state. While doing this, we discovered that cement had been used to patch some sections of wall, and some damp issues were presenting, so we carefully knocked these back to restore the wall with proper lime based products, before repainting.

We were also asked to source and install a loft ladder, as we had suggested that the roof gulley should be inspected twice a year as general house maintenance to avoid roof deterioration or future issues.

Bathroom restoration

Shortly after, we were asked to do more work when the client had become aware of several more issues with the apartment. The Bathroom tiles had been laid directly onto the floor boards (which in a 18th century property will never be a flat even surface), so grout had cracked, tiles were lose, moving and cracked, so we needed to lift the existing tiles, level the flooring and lay a new tiles.

Six sash windows and sills were repaired from wood rot, new putty added where required, and the lead weight for one window reattached with new rope, then all repainted. Cracks across all the ceilings were carefully addressed and ceiling and wall painted throughout. Kitchen cabinet doors were also rehung as they were not in line with each other and the client was very particular about finishes, which shows in the presentation of this lovely home.
